Subject: City of South Pasadena Authorizes Purchase and Sale of Additional Caltrans Properties

South Pasadena, Calif. – The City of South Pasadena is pleased to announce the listing of eight former Caltrans properties, expanding housing options for current and prospective residents.

On March 4, 2026, the City Council authorized the execution of purchase and sale agreements with Caltrans for the acquisition of multiple unoccupied properties. Caltrans previously acquired these properties through eminent domain to build the now-defunct 710 Freeway extension through South Pasadena. The City previously approved the sale of five unoccupied Caltrans properties in 2024, which were sold in December 2024. AB 1038 requires the City to use the subsequent sales proceeds to fund 3 affordable units for every Caltrans property purchased. This will finance much-needed affordable housing in the city.

City staff has collaborated with the Dave Knight Real Estate team to develop a comprehensive marketing and sales strategy. Marketing of the properties will begin June 9, 2026, with open houses forthcoming. Information regarding the purchase of these properties should be directed to Dave Knight Real Estate at (626) 389-1137 or caltrans@daveknightrealestate.com.

“This marks a significant milestone for the City of South Pasadena as these properties are returned to the residential market, creating opportunities for homeownership for both longtime community members and those looking to make South Pasadena their home,” said Todd Hileman, South Pasadena City Manager. “We also appreciate the Dave Knight team for creating unique lending opportunities that help make homeownership more accessible to buyers.”

Properties Included in the Acquisition:

1131 Columbia Street, known as the historic Columbia House

530 Orange Grove Avenue

534 Orange Grove Avenue

901 Bonita Drive

1037 and 1039 Grevelia Street

808 Valley View Road

822 Valley View Road

540 Prospect Avenue

The City remains focused on creating sustainable and equitable housing solutions for its residents. The acquisition of these additional Caltrans properties represents a significant step towards that goal.
